Leasehold properties
We provide a range of services for commercial landlords to support them in maintaining their property portfolios and dealings with tenants. We also provide wide ranging advice to tenants in connection with all aspects of leasehold property.
New leases, renewals, assignments and extensions
Our team can assist with all aspects of negotiating, compiling and reviewing new leases, lease assignments and lease extensions. Our commercial property team has a great deal of experience representing both landlords and tenants in lease negotiations. We can also produce and advise on other key commercial property facets such as alterations and lease terminations.
Exercise of break notices and preparation of Notices to Quit property
We can help ensure that break options are properly exercised in accordance with the terms of the Lease and/or Notices to Quit are given correctly in accordance with the law.
Lease Renewals
We can prepare and serve notices under s26 of the Landlord and Tenant Act 1954 (request for a new tenancy) and deal with Landlord’s notices served under s25 of the Landlord and Tenant Act 1954, including, where necessary, the preparation and conduct of proceedings within the County Court for a new tenancy.
Sales and acquisitions of leasehold properties
We can assist with the process of transferring title. We support our clients throughout negotiations, drafting and reviewing of the legal documents, exchange of contracts, completion of the transfer and post-completion matters.
Residential tenancies
We can deal with all aspects including creation, granting and termination of residential tenancies, including preparation and service of relevant notices and, if appropriate, issue and conduct of repossession proceedings.
Property portfolio management
In addition to supporting landlords with dealing with their property management and tenants we can also assist in managing a portfolio of properties.

Freehold Properties
Our team have a wealth of experience in dealing with the acquisition, disposal and transfer of freehold property whether commercial or residential.
Sales and acquisitions of freehold properties
We can assist with all aspects of the process of transferring title. We support our clients throughout negotiations, drafting and reviewing of the legal documents, exchange of contracts, completion of the transfer and post-completion matters including SDLT and registration of the title at HM Land Registry.
We can deal with matters whether the property is being purchased, disposed of with vacant possession or subject to a Lease.
Financing
We regularly act for banks and other lending institutions who are assisting the finance of commercial property as well as the purchaser.
Property aspects of corporate transactions
Our Commercial Property Team work closely with our Business Transactions Team to assist with the property aspects of corporate transactions.
We will contribute to the due diligence report, ensure our clients are fully aware of the interest they are acquiring or disposing of and will draft and review all commercial property documents as necessary to help guide the corporate transaction to a satisfactory conclusion.
- We have a dedicated team within the Property Department who specialise in dealing on a day-to-day basis with the property aspects of corporate transactions and the documentation required on any sale or purchase.
- We take time to understand the importance of the property within the overall corporate transaction which allows us to take a commercial approach based on client instructions.
- We understand that corporate transactions can have tight timescales, and we therefore work with our corporate colleagues to achieve required deadlines.
Property litigation
To include dealing with boundary disputes, disputes over dilapidation claims on termination of Leases or any other property related litigation.
Letter before action
We can consider title documents, take full instructions and prepare and send a letter before action to a third party in an endeavour to resolve issues without recourse to Court action.
If appropriate, we can prepare and issue Court proceedings and deal with matters through to a final hearing or earlier resolution.
Secured lending
Our team can advise on all areas of secured lending involving commercial property. We can arrange for necessary property searches to be undertaken and provide lenders with certificates of title. We are able to review the title of the property and provide both borrowers and lenders with integral legal advice to ensure that loans are provided securely and responsibly.
Lending documentation
We will consider the lending documentation including a Loan Agreement, Charge or other documentation required by the lender.
We will investigate the title and report fully to the lender.
We will consider any valuations obtained by the lender and report on buildings insurance policies.
We will complete the security and receive any funds.
We will deal with all post completion requirements.
